What a Real Wayland Maintenance Visit Includes
A tune-up should produce data, not just a sticker. On a cooling visit we measure supply and return temperatures, calculate the split across the coil, verify superheat and subcooling against the manufacturer's target, test capacitor microfarads against the rated value, check contactor condition, clean the condenser coil, clear and treat the condensate path, test the float switch, and record static pressure across the filter and coil. On a heating visit we add combustion analysis, CO measurement at the appliance, flame sensor cleaning, igniter resistance, gas pressure verification, heat exchanger inspection, and safety-control testing. Every reading goes on a written report you keep, so next year's numbers can be compared to this year's — a capacitor drifting from 45 to 39 microfarads is a part we replace on a scheduled visit instead of an emergency call in August. That trendline is the actual product; the cleaning is table stakes.
