A standard tank is cheapest to install, simplest to service, and fine for many households. Tankless gives endless hot water and saves space, but it needs adequate gas supply, its own venting, and periodic descaling — real considerations in older homes. A heat pump (hybrid) water heater is by far the cheapest to operate, cutting water heating energy use substantially, but it needs roughly 700–1,000 cubic feet of space or ducting, produces cool dehumidified air as a byproduct (a bonus in a damp Massachusetts basement, a problem in a finished utility closet), and runs with an audible hum. The house decides more than preference does.
Two 50-gallon heaters can behave completely differently, because first-hour rating — how much hot water you actually get in a busy morning — depends on recovery rate, not just capacity. A family running two showers and a dishwasher in the same hour needs a different first-hour rating than a couple that showers at opposite ends of the day. For tankless, the number that matters is flow rate at the required temperature rise, and New England groundwater is cold enough in February that an undersized unit will disappoint precisely when you notice most. We size to your actual usage pattern.
Rust-colored hot water, a rumbling or popping sound when it fires (sediment hardened on the tank bottom, which insulates the burner and overheats the steel), moisture or corrosion at the base, hot water that runs out sooner than it used to, and age past ten to twelve years. A tank that is weeping is not a repair candidate — it's a warning. Replacing on your schedule costs less and floods nothing; replacing at 6 a.m. on a Sunday with water on the floor costs more and often means taking whatever unit is available.
A permitted, code-compliant install: correctly sized temperature and pressure relief valve with a proper discharge line, an expansion tank where a backflow preventer or pressure-reducing valve makes the system closed (very common on municipal water in Massachusetts and frequently missing), dielectric unions to prevent galvanic corrosion at dissimilar metals, sediment-conscious placement, seismic and clearance requirements met, and correct venting on gas units with combustion testing afterward. On heat pump units, condensate needs a real drain path. We pull the permit and get the inspection — the corners some contractors cut here are the ones that void warranties.
Two things extend a tank's life dramatically and almost nobody does them: flushing sediment annually, and checking the sacrificial anode rod every few years. The anode corrodes so the tank doesn't; once it's consumed, the steel is next. Replacing a $40 rod can add years. For tankless, descaling on a schedule that matches your water hardness keeps the heat exchanger efficient and preserves the manufacturer's warranty.
